The Dene Guest House is a family run Georgian Bed&Breakfast built in 1845 on Eyre Place with a very long tradition in providing accommodation for travelers from around the world. The building itself has many original period features from the New Town era such as a beautiful glass cupola and period stair case.

The Dene has not lost its original character of the Georgian era New Town, with its cobbled roads, pillars, and sandstone block facades are preserved today thanks to building codes that stipulate even the wrought iron railings must be painted a specific colour - black.

Many rooms still feature the traditional sash&cash windows with ropes & shutters and  with very high ceilings, our back facing rooms also have a beautiful view into Canon Lane Gardens! Our breakfast room also features a very comfortable sofa and serves as a lounge room, on very cold evenings in winter we often put the fire place on which creates a special atmosphere with its crackling fire!

Our location is quite interesting and unique, as we are right in between 3 of the most famous districts of Edinburgh, which are Edinburgh’s World Heritage Site New Town, followed by Stockbridge & The Botanical Gardens with the current "Stock Bridge" a stone structure spanning the Water of Leith. And last but not least Broughton which was an ancient feudal barony that was once known for its witchcraft!

You can reach the Edinburgh's City Centre, Princes Street within less than 15 minutes by foot from the Dene through the New Town. However, we also have a very convenient bus service just around the corner, tickets start from as cheap as £1.60 up to a day ticket for £4.00. 

Our rooms come in all shapes and sizes and are all individual decorated, no room looks like the other, which we believe makes the special charm. Many of our rooms also feature the original Georgian sash & case windows along with very high ceilings. 

We have several single rooms, double rooms, twin bedded rooms and also triple and family rooms. Each room features a flat screen TV with free view, a complementary coffee & tea tray and most important these days FREE WIFI. Toiletries, hair dryer, linen and fluffy towels are provided as well as daily housekeeping.

A full cooked English and continental breakfast is served each morning in our breakfast room. You order your cooked breakfast each morning from our menu and our continental buffet is also very well stocked up with cereals, juices and yoghurt etc.

We are just a small team of four at the Dene, that has been working together for many years. You will notice a relaxed & professional atmosphere with approachable staff who are happy to help.

Throughout the year there are many festivals and special events in Edinburgh such as Rugby Six Nations, Royal Highland Show, The Fringe Festival, The Military Tattoo Parades, International Film Festival, International Book Festival, Rugby Autumn Tests, Edinburgh Christmas and the Hogmanay when the year ends!
